Get a Marketing Degree - While this one may sound like overkill, a degree in marketing is an option. But trust me when I say they will not arm you with what you need for the nuances necessary for short term rental. I've engaged several of these "experts" and was left me with a lot of theory and little execution.
Getting a marketing degree just for vacation rentals is like buying a luxury RV when all you need is a getaway solution for a single weekend. Focus on mastering what actually moves the needle for your business and not spending several thousand dollars and hundreds of hours with nothing to show for it.
Hire a full-service marketing agency - Expect $8,000/month with no guarantee of direct bookings. They will probably also want to start with an onboarding fee. This can work if you have a large portfolio or high-end properties. (P.S. Hire a consultant - Rates can range from $250 to $500 per hour. I can’t knock this option—I’ve done it myself, and it was helpful! But expect to commit to at least 5 sessions, which means a minimum investment of $1,250 to $2,500. And make sure they come equipped with all the templates, scripts, and resources you’d get in my program.
You might find lower rates, but be cautious—these individuals may only specialize in one area (e.g., email marketing, social media, content creation, branding, ads, direct booking websites, influencer collaborations, Airbnb listing optimization, local marketing, etc.). If you do go this route, definitely ask to record the calls; you’ll likely want to revisit them.

Once more, don't trust anyone who says their solution will work on ANY property. As the saying goes. You can't put lipstick on a pig. You need a property that we can make stand out on social media. This doesn't mean a cave house, but it does mean that you are focused on great photos, perhaps a lovely theme (I help with that), and a property that doesn't look like a shack in the bad part of town (unless we turn it into a horror experience ;o). So, if you've got a lovely property, that is well-decorated, then let's roll up our sleeves together and make that baby stand out!
I recommend waiting until you have a property under contract before joining. If you’re still searching, it’s best to hold off. But once that property is secured, you can start leveraging social media and email marketing right away. A pre-launch can build excitement and drive early bookings. That said, if you prefer to wait until you officially close on the property, no problem! And if you’d rather operate your property for a while to get comfortable before ramping up, that’s fine too. However, the sooner you establish your systems and socials, the better!
